We seek to get involved early in the design phase so that we can manage the project more efficiently, provide effective building solutions, and identify challenges early on to mitigate design changes after construction commencement. This involves detailed pre-construction planning crucial to successful construction and on-time delivery, and allows the client and team a clear pathway to the bidding process, construction phase, and through to completion.

AGENCY CONSTRUCTION MANAGEMENT

As an Agency Construction Manager, Midwest Construction Professionals provides a professional service that can be applied to all delivery methods where we act as the owner’s principal agent.  The only major distinction between our Owners Representative services and our Construction Management services, is that as an Agency CM, we provide both project management and on-site supervision.  The multiple prime contracting system is used; however, the quantity of prime contractors varies from project to project.

CONSTRUCTION MANAGEMENT AT RISK

As a Construction Manager at Risk, Midwest Construction Professionals provides similar services as an Agency CM during the pre-design and design phase; however, we act similar to that of a general contractor during the construction phase due to our contractual agreement with the owner. MCP holds the risk of construction performance and guarantees completion of the project for a negotiated Guaranteed Maximum Price (GMP). The GMP is usually established at a point during the design when the construction documents are between 60 and 90 percent complete.
