Pre-Referendum Collaboration: In 2017, MCP collaborated with Tri-Valley CUSD #3, BLDD Architects, the referendum committee, and the school board to provide pre-referendum services. This involved a comprehensive exploration of costs, schedules, and various options. BLDD led three community engagement presentations, fostering collaboration to address the needs and desires of both the school district and the community. The resulting option was unanimously approved in a successful bond referendum.
Project #1: $1.2 Million Interior Renovation: The initial project, valued at $1.2 million, involved a 6,000 square feet interior renovation during the summer of 2018. MCP managed eleven bid packages and coordinated phased asbestos abatement for an expedited construction start. The scope included major demolition, renovations to existing classrooms, vocational rooms, and the addition of a new weight room/fitness area. A significant parking lot project with new site utilities prepared the groundwork for Project #2.
Project #2: $15.5 Million Comprehensive Renovation and Addition: Project #2 was a substantial undertaking, comprising 66,000 square feet of interior renovations and 24,000 square feet of additions, totaling $15.5 million. Renovations covered classrooms, toilet rooms, the media center, kitchen, cafeteria, locker rooms, and the main competition gym. Additions included a new auditorium, auxiliary gym, event lobby, band room, administration office, and two secure entrances. Despite project complexities, MCP successfully returned nearly 2% in unspent construction contingency funds as savings.
38 Bid Packages and Budget Challenges: Project #2 featured 38 bid packages. During the bidding phase, challenges arose with three packages (masonry, HVAC, framing/drywall) exceeding the budget by almost $1 million. Rather than proceeding as initially planned, MCP collaborated with BLDD to split these packages into smaller components, identifying major cost reductions without compromising project scope or size. This initiative resulted in an $800,000 reduction in overages.
