Scope of Work: Epiphany Catholic School underwent a comprehensive transformation with a multifaceted scope of work. The project included the construction of a standalone junior high building, incorporating a classroom addition, administrative offices, and lobby expansion. Simultaneously, major interior renovations were carried out within the junior high. Additionally, the elementary school saw a new classroom addition and entrance vestibule.
Cost Management: Recognizing the owner’s concern regarding project costs, MCP prioritized cost-effectiveness throughout the entire construction process. Cost considerations were pivotal in shaping the project, reflecting MCP’s commitment to addressing the owner’s financial priorities.
Electrical Service Upgrade: A significant discovery during the project involved the need to upgrade the electrical service at the junior high school due to existing conditions. MCP, in collaboration with the architect, electrical contractor, and Ameren, promptly identified and implemented cost-effective solutions to address this challenge, ensuring the project’s continued progress.
Flooring Upgrade and Savings Utilization: Savings generated during the bidding process allowed the owner to make the elective decision to install new flooring throughout the majority of the existing junior high school, enhancing both aesthetics and functionality.
Construction Manager Selection: MCP’s selection as the construction manager followed a competitive process, with the role designated as CM at Risk. This recognition underscores MCP’s expertise and ability to manage complex projects while mitigating risks.
Pre-Construction Services: MCP provided several months of pre-construction services in collaboration with Larson Darby and the owner. This phase involved extensive planning, including the provision of alternate costs for various renovation and building addition options, demonstrating MCP’s commitment to thorough project evaluation.
Bid Phases and Subcontractor Collaboration: The project involved two bid phases, comprising a total of 16 subcontractor bid packages. MCP’s collaborative approach facilitated effective communication and coordination among subcontractors, ensuring a streamlined and efficient construction process.
Building Additions and Interior Renovations: The junior high school experienced two building additions and major interior renovations, while the elementary school received a new building addition. These enhancements aimed to create a modern and functional learning environment for students and staff.
Site Logistics and Traffic Flow Management: Addressing the owner’s concerns about site logistics, MCP successfully navigated challenges to ensure minimal disruption. Despite ongoing construction, students retained access to playgrounds during the day, and MCP effectively managed daily traffic flow during drop-off and pick-up times.
