South Side Elementary School

MCP’s Role as CM at Risk: MCP, in a joint venture with Broeren Russo, assumed the role of Construction Manager at Risk for South Side Elementary School, a pivotal component of a larger $183 million bond referendum comprising seven projects.

Project Size and Phases: The South Side Elementary School project, valued at $11.1 million, was initially structured with two bidding phases and five construction phases. MCP managed this complex project within the framework of the broader referendum, ensuring efficient utilization of funds.

Portable Classroom Installation: In response to existing spatial constraints, MCP installed two additional portable classrooms during the initial phase of construction. This strategic addition addressed the immediate needs of the school while preparing for subsequent construction phases.

Phased Construction Approach: The project unfolded across five distinct phases, with three dedicated to site improvements and four to building construction. The first summer encompassed Phases 2 and 3, followed by Phase 4 during the school year while the building was occupied. The final phase occurred during the second summer, effectively balancing construction requirements with the school’s operational needs.

Bid Packages and Comprehensive Scope: The project featured an intricate structure, involving twenty-one bid packages that spanned approximately 29,000 square feet of interior renovation within the existing two-story school. This included major interior demolition, new interior finishes, and updated Mechanical, Electrical, and Plumbing (M.E.P.) systems. Additionally, a 15,840 square feet, 2-story addition was introduced, incorporating new classrooms, a cafeteria, kitchen/concession area, administrative spaces, and a gym. The addition showcased a combination of structural steel, joists, and decking, along with precast concrete wall panels and a structural curtainwall system.

Collaborative Efforts with the District: Throughout the construction project, MCP collaborated closely with the district to ensure seamless coordination of student drop-offs, building access, and deliveries. This collaborative approach extended to the existing school’s kitchen, facilitating uninterrupted operations during construction.

The South Side Elementary School project underscores MCP’s expertise in managing complex, phased construction projects within the context of a broader referendum. Through strategic planning, collaborative efforts, and a commitment to efficient use of resources, MCP successfully delivered a transformed and expanded learning environment for the South Side Elementary School community.
